Abu Dhabi runs an island economy: Saadiyat prices on culture and beach, Yas on entertainment and Formula 1, and the city grid on government and corporate demand — with occupancy above Dubai’s and ADR up 19% in a single year.

The pipeline is deliberately thin — a Mondrian on Al Maryah, branded residences on Saadiyat, a Vignette resort in Al Dhafra — because the emirate is growing rates, not rooms: supply moved barely 1% last year.
