The hotel landscape

Barcelona enters the TIO metropolis series as Spain’s international gateway city: 16 million visitors to the city itself in 2025 (+2.9%), 26.1 million across Destination Barcelona, and the highest share of international hotel guests of any Spanish city — 79.3% — while the debate over how much tourism is enough has become the defining policy fight of urban Europe.

The airport is in permanent record territory: El Prat handled 57,483,036 passengers in 2025 (+4.4%), a second consecutive year above its theoretical maximum, with July 2026 the busiest month in its history at 5.87 million and physical expansion now scheduled from 2029. On rail, Sants is Spain’s second station and the AVE hub for Madrid, Lyon and Marseille.

The hotel market runs on scarcity economics: full-year 2025 ADR €186 at 78% occupancy, Mobile World Congress week at €436 — and the phase-out of 10,000 tourist-apartment licences by 2028 is pushing demand back into hotels just as the tourist tax doubled to €12 a night for five-star guests from April 2026.
