The rebirth of the 1841 Shepheard — the hotel of Churchill and the Maharajahs, destroyed in the 1952 Cairo Fire: 276 keys (188 rooms, 88 suites) on the Nile's east bank, interiors by Sybille de Margerie, owned by Al-Sharif Group. Cairo's pipeline is a market repricing itself around one address: the Grand Egyptian Museum. The pyramids were always the pull; what changed is that a billion-dollar museum turned a half-day excursion into a two-day district — and every flag from Mandarin Oriental to Barceló is now buying frontage on it. For the traveller: the move is to split the stay — one or two nights at Giza (Occidental now, Sofitel Legend from late 2027) for dawn pyramids and unhurried GEM time, then the east bank for the city; book Shepheard's opening season early, heritage relaunches underprice at first. For the watcher: 61 projects is intent, not supply — track conversion against the 30-million-tourist target and watch whether Giza rates decouple from downtown as the museum district matures.
