The hotel landscape

Málaga enters the TIO metropolis series as the Mediterranean's fastest-compounding city story: Spain's third-busiest airport closed 2025 at 26,760,549 passengers (+7.4%), 34.7% above its pre-pandemic high, while Costa del Sol hotels crossed ten million overnight stays in a single half-year for the first time in 2026.

The transformation is structural, not seasonal. Google's Safety Engineering Center and Vodafone's European R&D hub anchor a tech ecosystem around Málaga TechPark; the Picasso Museum holds ~792,000 visitors a year; and the AVE puts Madrid two and a half hours away — Spain's record 44.5-million-passenger high-speed network runs through María Zambrano station.

Capital is voting accordingly: Meliá is opening five hotels across the province, ME Málaga brings a fifth five-star to the old town, and the 144-metre Chipperfield port tower backed by Qatar's Al Alfia fund — 350–390 suites, a 2,000-seat convention centre — cleared the port authority and sits with Puertos del Estado. ADR is up 9% on the coast; RevPAR +14.8%, triple the Andalusian pace.
