The Caribbean’s volume champion is adding keys at a record pace — 85 projects in the regional pipeline — while simultaneously climbing the ladder: St. Regis in Cap Cana, Four Seasons on Playa Esmeralda, and Miches graduating from fishing village to the country’s next resort coast. Every confirmed project below, with dates, segments and official links.
The DR runs Latin America’s third-largest hotel pipeline — 85 projects — and 2026 is its peak delivery year: Moon Palace The Grand alone adds 2,149 rooms, the largest single resort in the country’s history. Caribbean construction slips; we mark what is firm.
The Palace Company’s most ambitious Caribbean project: two 18-story towers preserving 228,000 m² of vegetation and 400 m of mangrove, 19 restaurants, 9 pools, the country’s largest spa and an 18-hole Greg Norman Eco Signature golf course. The single largest resort opening in Dominican history.
moonpalace.com →The brand’s first Dominican address, opened May 2025 and already named among the world’s best new hotels: 200 rooms and suites with butler service, eight dining venues, a Jack Nicklaus golf adjacency and the marina at Cap Cana. The country’s rate ceiling, reset.
marriott.com →Hyatt’s adults-only Secrets beside sister Dreams Macao Beach: 406 rooms including 111 swim-out suites and 13 panoramic high-level swim-outs — full access to the family resort next door, a dual-resort play aimed squarely at couples.
hyatt.com →The second-ever Hyatt Vivid and the brand’s Dominican debut: 467 rooms on Cabeza de Toro with Zenda Spa, padel and pickleball, sunset gatherings and flexible dining — the laid-back all-inclusive aimed at the next generation of AI travelers.
hyatt.com →Four Seasons’ first Dominican resort on the Cisneros family’s 24-hectare estate: tropical modernism by Isay Weinfeld, Gensler as executive architect, Bouygues building, LEED targeted, a Tom Doak golf course to follow. GM Hervé Fucho appointed 29 September 2026 — the wildest coast in the country gets its global anchor.
fourseasons.com →Hilton’s first Curio all-inclusive in the DR: 500 rooms on 2,000 feet of Playa Esmeralda, Taíno-inspired design, 14 restaurants, Club Azure premium tier and the 16,000 sq ft Acana Spa — Miches’ cultural flagship.
hilton.com →The Marriott Hotels brand’s first all-inclusive in the country — a full conversion of Sunrise Miches Beach: 498 rooms with balconies, select swim-up pools, on 62 acres within an hour of Punta Cana airport. Proof the flags’ core brands can hold the AI format.
marriott.com →Lopesan Group’s three-resort 2026 delivery — Caoba Lagoon, Serenity Bay and the family Splash Cove with waterpark — consolidates its Bávaro presence into one of the Caribbean’s largest single-operator clusters.
lopesan.com →Meliá’s strategic alliance with Grupo Puntacana to build Paradisus Miches — the luxury all-inclusive flag joining Club Med, Zemi, Secrets and Dreams on Playa Esmeralda. Miches’ transformation from fishing village to resort coast is now state policy in action.
melia.com →Moon Palace The Grand rewrites the mega-resort playbook: 2,149 rooms stacked vertically to spare mangrove, a Greg Norman eco-golf course and the country’s largest spa. Punta Cana’s answer to scale criticism is engineering, not retreat.
St. Regis Cap Cana and Four Seasons Tropicalia break the island’s historic ceiling: for decades the DR’s luxury ended at Amanera and Casa de Campo. Two global flags in two years reset the rate ceiling — and the guest mix — for good.
Club Med pioneered it; now Zemi Curio, Marriott, Secrets, Dreams, Hyatt and soon Paradisus line Playa Esmeralda. The 2015 Punta Cana highway turned Miches from outpost to pipeline — the DR’s first greenfield resort coast in thirty years.
Secrets Macao and Hyatt Vivid continue the segmentation: the same beach now sells family volume and adults-only calm in adjacent boxes. The AI model’s final evolution is audience-slicing, and Punta Cana does it better than anywhere.
The Dominican Republic built the Caribbean’s most efficient tourism machine on a simple formula: volume in, volume out. Charter feeds, thousand-room all-inclusives, the region’s cheapest sun — Punta Cana industrialized the beach holiday the way Ford industrialized the car. It worked beyond argument: the country takes more visitors than any other in the Caribbean, and its resort corridor is a logistical masterpiece. What it never had was a ceiling worth talking about. 2026 changed both ends of the equation at once.
Start at the bottom, where the machine got smarter. Moon Palace The Grand opened this spring with 2,149 rooms — the largest single resort in the country’s history — but stacked into two 18-story towers precisely to spare 228,000 square meters of mangrove, with elevated walkways through the canopy and a Greg Norman golf course carrying an Eco Signature. The volume play is no longer sprawl; it is engineering. Hyatt’s Vivid and Secrets brands slice the same beach into adult and family boxes. Lopesan delivered three resorts in one season. The machine is not slowing — it is specializing.
Now the top. St. Regis opened in Cap Cana in May 2025 — the brand’s first Dominican address — and was named among the world’s best new hotels within a year. Four Seasons is building its national debut on Playa Esmeralda with Isay Weinfeld’s tropical modernism, a Tom Doak golf course and 95 keys against 2,000-room neighbors. Between them, Miches — a fishing town that had no resort at all a decade ago — now hosts Club Med, a Curio all-inclusive, a Marriott all-inclusive, twin Hyatt Esmeralda resorts and a signed Paradisus. The country that had one luxury hotel has acquired a luxury coastline.
The structural question is whether the two machines can coexist — whether a destination can run 2,000-room volume resorts and 95-key Four Seasons on the same shoreline without one repricing the other. The early evidence says yes: the volume coast is Bávaro, the luxury coast is Cap Cana and Miches, and the highway system keeps them at deliberate distance. The DR is not abandoning the machine that made it. It is bolting a penthouse onto the factory — and discovering, like Detroit before it, that the same engineering discipline that wins volume also wins luxury, once someone decides to aim it upward.
