North of the Island: Where the Floor Price Moved

For decades Ibiza’s value map pointed south and west: Playa d’en Bossa, San Antonio, the sunset strip. The residential re-rating happened in the opposite direction — inland and north, around Santa Gertrudis, where the international-school crowd and the wellness economy built a year-round village.

The north of the island — Santa Gertrudis, San Lorenzo, the Atzaró belt — is where Ibiza’s residential floor reset. The quiet side now prices like the famous side did five years ago.

What reset the floor

Three forces: the post-2018 luxury hotel layer anchoring the north coast; the villa-licensing squeeze pushing long-stay demand into owned residential stock; and the school effect — Morna International and the island’s bilingual schooling turned the north into a family market, which trades at a different multiple than a party market.

Where it goes next

The desk watches two margins: the San Juan–Portinatx coastal strip, still priced below the interior belt, and the east-coast villages above Santa Eulària. If the off-season experiment works, these are the addresses that reprice first — they carry the winter infrastructure the party coast lacks.

For buyers: Ibiza’s floor is now set by year-round livability, not beach distance. Price the school run, the winter restaurant scene and the licence status before the view.
