The resort as a theme park: how one developer redrew the map of southern Phu Quoc.

Southern Phu Quoc is not an organic resort strip — it is a master-planned entertainment district built essentially by one company. Sun Group, Vietnam’s leisure developer of record, wrapped the island’s southern cape in a single vision: a mock-Mediterranean town, a record-breaking sea cable car to an amusement island, a kissing bridge, nightly fireworks and a theatre show. The model borrows more from Orlando than from Phuket. This report reads the model: what it is, why it works domestically, and what it means for everyone else’s asset on the island.

The Verdict. Sun Group’s south is the most complete execution of the Asian «integrated leisure» model outside China — and it works, for the domestic and regional family guest it was designed for. The open question is whether the model generates the international, higher-spend, longer-stay guest the island’s hotel stock actually needs.

01 — What the south actually is

The inventory is specific. Sunset Town: a purpose-built faux-Mediterranean waterfront town of shophouses, plazas and hotels. The Hon Thom cable car: a roughly 8-kilometre sea crossing — among the longest of its kind — linking the cape to a water-park island. Kiss Bridge: a sunset-photo monument engineered for social media. Nightly fireworks and a large-scale evening show. Around it, Sun Group and partner hotels supply the beds. The whole district is walkable, branded and programmed like a single property.

The strategic point is the sequencing: Sun Group built the reasons to come before the guests existed — the attractions are the destination’s marketing department, concrete division. A family in Hanoi does not fly to «Phu Quoc»; it flies to the cable car and the fireworks, and sleeps in whatever bed is attached.

Under the leisure skin sits a familiar Vietnamese engine: real estate. Condotel and shophouse sales in and around Sunset Town monetised the district years before the hotels reached stable occupancy — the attractions de-risk the property sales, the property sales fund the attractions. The leisure operation itself is best read as the district’s operating system, not its profit line.

The district’s success metric is not hotel occupancy — it is footfall through the attractions, and by that measure the model performs: the cable car and evening show anchor the island’s domestic marketing, and the south cape is now Phu Quoc’s default postcard. The hotel layer rides on that footfall, converting day-trip energy into room nights.

04 — What it means for everyone else

For competing owners, Sun Group’s south is a mixed gift. The attractions fill the island’s weakest layer — things to do off the beach — and every hotel on the island sells them as its own amenity. But the district also concentrates demand inside one brand’s walls: the guest who eats, drinks and watches fireworks in Sunset Town is not spending in Duong Dong. The centre of gravity moved south, and the older west-coast strip is still repricing that fact.

The investor’s translation. Assets inside or adjacent to the district trade on its programming calendar; assets outside it trade on price and beach. Neither is wrong — but they are different businesses wearing the same word, «Phu Quoc».

05 — Final outlook

Sun Group built southern Phu Quoc the way Asia now builds destinations: attractions first, real estate underneath, hotels as the conversion layer. For the investor: the model is proven for the domestic family guest and unproven for the international one — price assets accordingly, and treat the fireworks as infrastructure, not entertainment. For the observer: the island’s identity is no longer a beach with hotels; it is a show with beds — and the showrunner is a single company. The cape was empty a decade ago. Now it is the postcard.
