01 — The three products, honestly described
Nha Trang is a city with a beach: a high-rise strip, urban energy, nightlife, and the country’s deepest experience with the Russian market — its guest is urban, social and increasingly aged into the product. Phan Thiet–Mui Ne is a long, low strip of mid-market resorts a half-day’s drive from Ho Chi Minh City: the weekend-and-holiday market, priced for the domestic wallet, with little reason for a foreigner to fly to it. Phu Quoc is the only true island product: the newest resort stock, the attractions districts, and a flight, not a drive, between it and any demand.
The three barely compete on product — they compete on access and price. The domestic guest chooses by transport: drive to Mui Ne, cheap flight to Nha Trang, pricier flight to Phu Quoc. The Russian guest chooses by where the charter lands. The product is the tiebreaker, not the decision.
02 — Head-to-head, the operating picture
On price, the ranking inverts the quality ranking: Phu Quoc’s superior hardware frequently sells at or below Nha Trang rates in the same star class — the island’s supply boom and access friction force the discount. For the guest this is an arbitrage; for the owner it is a yield problem with a view.
03 — The Russian guest, three ways

The flow is splitting rather than moving: Nha Trang keeps the loyal repeat guest and the city-comfort traveller; Phu Quoc takes the family, the premium seeker and the winterer. Phan Thiet gets the remainder — closest to Ho Chi Minh City’s Russian-resident niche. The charter map decides the season’s split more than any marketing does.
04 — Where the capital is going
Investment tells its own vote: Phu Quoc absorbed the decade’s mega-projects (Sun Group’s south, Vingroup’s north), Nha Trang’s pipeline is infill and refurbishment, Phan Thiet’s is incremental. Capital priced the island’s upside years ago; it has been slower to price the island’s occupancy reality. Nha Trang, unfashionable and full, quietly delivers the steadier cash flows of the three.
05 — Final outlook
Vietnam’s beach war is not a fight to the death — it is a segmentation. For the investor: buy the guest, not the destination — Phu Quoc for the growth story, Nha Trang for the cash, Phan Thiet for the domestic weekend. For the observer: the telling number is not arrivals but rate — the day Phu Quoc’s hardware stops selling at Nha Trang prices, the island bet has paid off. Three beaches, one wallet. The wallet is choosing all three — differently.
