Bengaluru runs on the return-to-office cycle: the city-centre CBD prices at 76% occupancy and ₹12.5k rates, Whitefield and the airport corridor chase the IT workforce, and supply has grown 32% since 2019 without breaking the rate story.

The pipeline is dense and brand-new: Hilton lands twice in Whitefield (The Den under LXR and Slohh by Roach under Curio), IHG readies an InterContinental, and the airport belt adds Westin and Marriott flags.
