Berlin leads the DACH hotel pipeline with 56 projects: the 176-metre Estrel Tower tops out the year, Hyatt’s Me and All is open on the Spree, and the de Rome returns as a Four Seasons in 2027.
The year’s landmark is the Estrel Tower in Neukölln — 176 metres and 522 rooms, suites and serviced apartments beside Germany’s biggest hotel, with a soft opening set for December 2026. Around it, the lifestyle tier fills in: Hyatt’s Me and All Berlin East Side opened early 2026 with 227 rooms a short walk from the East Side Gallery; Irish brand Dean opened its first hotel outside Ireland in Charlottenburg (81 rooms, the all-day Benedict); Scandic Charlottenburg arrived 1 August with 214 rooms; and Radisson RED Potsdamer Platz — 249 rooms in a listed former Siemens building — targets late 2026.
The established stock is being rebuilt in place: the former Novotel in the Tiergarten Tower reopens as the 274-room Clayton Hotel Berlin Tiergarten with a BREEAM “Very Good” target, the Hotel Bristol on Kurfürstendamm completes its Golden Twenties restoration in 2026, and Hilton Berlin has unveiled the Beletage dining venue on Gendarmenmarkt. The prize of the cycle is the Hotel de Rome: after an extensive rebuild it returns at the end of 2027 as the Four Seasons Hotel Berlin. At the budget edge, Berlin will gain Europe’s largest hostel at Checkpoint Charlie — the pipeline runs from 176-metre suites to dorm beds.
