The Red Sea gateway is building its waterfront tier: Raffles with 182 rooms and 120 residences, The Jeddah EDITION on the Corniche, a Four Seasons due 2027 — and Rixos Murjana’s vast all-inclusive just up the coast in KAEC.
Raffles Jeddah — the brand’s Saudi debut — brings 182 rooms and 120 branded residences to Ash Shati, with three restaurants and a full spa suite: the first true palace-grade flag on the city’s waterfront.
The Jeddah EDITION has opened on the Corniche, and Four Seasons Hotel and Private Residences Jeddah follows in 2027 with 269 rooms, 21 serviced apartments and 64 residences — the strongest luxury stack the Corniche has ever held at once.
Rixos Murjana, opening summer 2026 in King Abdullah Economic City just north of Jeddah, is the region’s largest all-inclusive: a megaresort with a waterpark and overwater villas — a product class the Kingdom has never had at this scale.
SO/ Jeddah is signed for the city, and the pipeline rides on a national conveyor of 106,500 rooms across 394 active projects.
Jeddah closed 2025 at 64% occupancy with ADR around SAR 617 — the Kingdom’s joint-highest occupancy, ahead of Riyadh and level with Makkah, on a demand mix of commerce, government travel, leisure and pilgrim transit.
Events manufacture the peaks: April 2025’s Formula 1 Grand Prix drove 82.5% occupancy with ADR of SAR 834, and race night hit 96.5% — the market’s best night since 2014.
Jeddah is the rare Saudi market where the demand is already plural — business, beach, pilgrimage and F1 all pay for the same room on different weeks. The risk is rate: ADR slipped through 2025 as new supply landed. The waterfront pipeline bets that the city’s ceiling is set by product, not demand.
