Warsaw’s pipeline turned from business-box to brand debut: Hilton’s first Polish Canopy is open on Wilcza, Nobu has planted its flag in a restored baroque palace, and Marriott is filling the middle with Moxy number five.
Canopy by Hilton Warsaw — the brand’s Polish debut and Hilton’s first lifestyle flag in the country — opened at Wilcza 50/52, a ten-minute walk from the Palace of Culture and Central Station: 170 rooms, a roof terrace over the city, the Canopy Central lobby-lounge and the signature free bikes, on a roughly €30-million build. The luxury end moved too: Nobu Hotels followed its Rome opening by bringing the brand to Warsaw in late 2025, folded into the restored Hotel Verte baroque property by the Royal Route — the city’s first true celebrity-chef hotel address.
Marriott’s Poland programme is conversion-led and Warsaw-heavy: the fifth Moxy in the country opened in central Warsaw, and a Tribute Portfolio address is in the pipeline. The boutique tier keeps churning at the edges — Hotel Bella Vista and Colette by StayLab both opened in May 2025, and apartment-hotels continue to absorb the weekend demand that short-term platforms created. Watch the next cycle: every major group is now positioned for the CPK mega-hub era, and the 2026–2028 signings will cluster along the rail spine to the airport.
