Granite Scarcity

Seychelles is what happens when a residence market is capped by geology: the inner islands are granite, inhabited and planned to the parcel; the outer islands are coral, distant and mostly protected. Everything saleable to a foreigner fits into a few dozen estates — and the state licenses every purchase individually.

The Verdict. Estate villas trade at USD 6,000–15,000 per sqm with foreign purchase gated by individual government sanction. The smallest, tightest market in our coverage: no branded wave, no condo towers, no pipeline — just granite, leases of nothing, and permanent scarcity.

01 — Licensed, one by one

Foreign buyers need government sanction for each purchase (a Seychelles-specific approval regime separate from residency), and the practical menu is short: a handful of master-planned freehold estates on Mahé, Praslin and Silhouette — Eden Island the best known — plus a small number of resort-attached villa programmes and, at the summit, entire private islands.

There is no strata-condo market of consequence, no branded tower pipeline, and no land-release programme that could create one. Planning policy on the inner islands treats new coastal development as a last resort.

Scarcity as policy. Seychelles' conservation covenant — roughly half its territory under protection — is the supply side of the residence market. The state sells exclusivity to a few hundred buyers a decade, and the regulatory friction (individual sanction, slow notarial timelines) is part of the product: it keeps the buyer list short.

02 — The numbers

Eden Island and peer estates: USD 6,000–10,000 per sqm for marina and beach villas; signature resort-attached product reaches USD 15,000. Rental yields of 3–5% net are achievable on managed estate programmes — Seychelles' visitor numbers (about 380,000 a year, near the policy ceiling) keep occupancy structurally tight without straining the cap.

03 — The trade-off

What Seychelles doesn't offer is the modern residence-market toolkit: no residency-for-property scheme (residence permits exist but aren't tied to purchase), no branded flags, no deep resale tape — transactions are few and private. What it offers instead is the purest scarcity play in the coverage: supply that is geologically and politically unable to respond to demand.

04 — Positioning

Seychelles is the collection, not the trade: a market of a few hundred owners worldwide, where value is set by the impossibility of alternatives. It belongs in the portfolio next to the art, not next to the REITs.

Verdict. Buy the granite, buy the licence, hold forever. Seychelles rewards owners who never need to sell — and quietly taxes everyone who does.
