The pipeline, confirmed

Between December 2025 and 2029, Los Cabos adds eight flags it has never hosted — Park Hyatt, Aman, St. Regis, Soho House, SIRO, Conrad, Delano, Raffles — while the Ernie Els links at Oleada readies its first PGA event for 2027. Baja construction slips; we mark what is firm.

The Pacific frontier

Los Cabos spent four decades as the world’s most successful desert-meets-ocean proposition: a two-hour flight from the American southwest, an arch at the end of the peninsula, and a Corridor of resorts that grew from fishing-camp glamour to institutional luxury without ever quite deciding what it wanted to be. The build-out of 2025–2029 is the decision. Baja has chosen to be the western hemisphere’s quiet-luxury capital — and it is executing the choice with startling completeness.

The sequence is the story. Park Hyatt opened Mexico’s first flag of the brand inside Cabo del Sol last December — Sordo Madaleno architecture, a 59,000-square-foot wellness centre, a swimmable cove. Eight months later Aman took its first Mexican guests at Amanvari: eighteen casitas on stilts above the East Cape desert, rates from $3,000, the Sea of Cortez calm enough to wade. St. Regis is landing on the Pacific bluffs of Quivira, Grand Hyatt and Conrad inside the new Oleada district, Soho House with fifteen bedrooms and a membership ledger, SIRO with a Recovery Lab, and by 2029 Delano and Raffles on the East Cape. Every one of these flags could have gone to a dozen warmer markets. All chose a two-town peninsula at the tip of Baja.

The economics are the community model, perfected. None of these hotels stands alone: each anchors a gated masterplan — Cabo del Sol, Quivira, Costa Palmas, Oleada — where branded residences carry the capital stack and the hotel lends the name. It is the model Mexico invented at Punta Mita, industrialized in Los Cabos: the hotel is the amenity, the real estate is the product, and the guest unknowingly test-drives the lifestyle before buying the casita. The residence-led pipeline is why construction keeps pace while pure-hotel markets stall.

The risk is concentration of the good kind. A destination adding Aman, St. Regis, Park Hyatt, Soho House, SIRO, Conrad, Delano and Raffles in five years is betting that ultra-luxury demand is structural, not cyclical — and that its two coasts, calm Cortez and wild Pacific, can absorb the flags without repricing each other. The early evidence supports it: the peninsula is segmenting by geography the way Barbados segments by parish. Los Cabos used to sell the desert party. It now sells the desert silence — at $3,000 a night, with a temazcal, one hour from the airport. The arch is the same. Everything behind it has changed.
