Jeddah Governorate hotels ran 64% occupancy at SAR 617 ADR in 2025 — the strongest occupancy mix in the Kingdom, on a base of commercial, government, leisure and pilgrim-linked demand. H1 2025 ministry data showed 62.4% occupancy at SAR 553 with RevPAR up 4.5%.
The counterweight is rate pressure: ADR fell 7–9% through 2025 as new supply absorbed, the sharpest correction among the Kingdom’s majors — occupancy held, pricing gave.
