New Hotels in Kuala Lumpur: the Luxury Stack Finally Arrives

Twenty hotels are under construction across the Golden Triangle and TRX — 6,209 rooms, a third of them luxury. Park Hyatt has already crowned Merdeka 118; Waldorf Astoria, Regent, Conrad and The Langham follow through 2027.

Merdeka 118: the vertical statement

The 678.9-metre Merdeka 118 — the world’s second-tallest building — crowned itself with Park Hyatt Kuala Lumpur in August 2025: 232 rooms on the tower’s upper floors, with rates positioned above RM 2,000 a night, a deliberate reset of the city’s price ceiling.

The opening reframed the southern edge of the Golden Triangle: the stadium district and Chinatown now sit on the luxury map, with Hyatt’s flagship anchoring a cluster that also feeds Jalan Petaling’s boutique conversions.

The 2025 arrivals

Kimpton Naluria Kuala Lumpur opened in 2025 with 466 keys — IHG’s first Kimpton in Malaysia — inside the Tun Razak Exchange, giving TRX its lifestyle anchor alongside the district’s corporate towers.

Kimpton has since added a dedicated meetings venue, Connection Hub, to chase higher-value business events — the clearest sign the new flags intend to own the MICE calendar, not just leisure weekends.

The 2026–27 luxury stack

Regent Kuala Lumpur arrives mid-2026, followed by Conrad Kuala Lumpur at KLCC late in the year. Waldorf Astoria Kuala Lumpur — 272 suites starting at 80 m² with a 1,590 m² pillarless ballroom in the Golden Triangle — is in pre-opening for late 2026.

The Langham, Kuala Lumpur follows in 2027, with So Sofitel and an EDITION also signed. JLL counts seven luxury hotels for 2026–2030 — the deepest top-end pipeline the city has ever carried.

The TIO Essay

Kuala Lumpur has always been Asia’s value luxury capital — five-star keys priced at Bangkok-discount rates. This pipeline is designed to end that. Merdeka 118 gives the city a physical icon, TRX gives it a financial engine, and Waldorf, Regent and Langham give it a rate ladder that finally reaches toward Singapore. The question is whether Malaysia’s record arrivals can fill the stack at the new prices — the 2026 festive season will answer it.
