Athens: The City, Tracked

The city that priced itself like a gateway for too long: a record 33.99 million airport passengers, a €340 million Conrad tower opening — and hotel rates still €50–100 below Rome. Eight studies, one hub.

The hotel landscape

Athens enters the series as Europe’s loudest correction story: 8.72 million foreign arrivals through the airport in 2025 (+10%), 77.1% hotel occupancy — ahead of Madrid, Berlin and Vienna — and an ADR of €177 that still trails Rome by €100.

The infrastructure is being rebuilt to match: the airport closed 2025 at a record 33.99 million passengers, +33% above 2019 — the best rebound of any major European airport; Piraeus set a cruise record of 1.85 million passengers; and the metro — 91.7 km, 66 stations — stitches airport, port and terminals together on a €1.20 ticket.

The hotel market is where the correction lands: Conrad opened The Ilisian in April 2026 — a 307-key, €340 million conversion of the city’s landmark 1960s tower — as the flagship of Greece’s largest branded-opening wave, with €1.5 billion of hotel investment in 2025 alone.
