Frankfurt: The City, Tracked

The hub Europe forgot to reprice: 63.2 million airport passengers, 301 destinations, an all-time record in domestic hotel nights — and a five-star tier still €100 below Munich. Eight studies, one hub.

The hotel landscape

Frankfurt enters the series as Germany's connection capital with a policy discount: FRA handled 63.2 million passengers in 2025 (+2.6%) — Europe's best-connected hub with 301 destinations — yet remains ~10% below its 2019 peak on aviation taxes Fraport's CEO blames by name. Cargo hit 2.1 million tonnes, Europe's largest air-freight gateway.

The demand base is record-breaking where it matters: 11.02 million overnight stays in 2025, the second-best year ever, with domestic nights at an all-time high of 6.85 million (+1.9%) and the highest tourism intensity of any large German city — 13,440 nights per 1,000 inhabitants. The average stay of 1.73 days is the shortest in the series: this is a weekday city.

The hotel market is a yield story, not a volume story: five-star ADR rose 6.4% to €225 (May 2025 barometer) on 85.2% occupancy, The Florentin by Althoff opened in December 2025, and the Roomers ParkView tower carries the Luxury Collection flag into 2026 — a repricing cycle riding the fair calendar of Messe Frankfurt.
