The Loop refreshes its giants while Fulton Market waits its turn

Chicago's hotel story this cycle is reinvention over addition: the 2,019-room Hyatt Regency has finished a $200 million top-to-bottom renovation, Hilton chose River North's beloved ACME to debut its 25th brand, and IHG's first American Ruby has landed on the Mag Mile — while the restaurant capital of Fulton Market still waits for the inventory it deserves.

Reflags and restorations lead the cycle

The headline is the Hyatt Regency Chicago — the city's largest hotel at 2,019 rooms — which completed a $200 million renovation in April 2026 touching every guest room and the Grand Ballroom. Around it, the Loop's inventory is being re-flagged rather than rebuilt: the ACME, long Chicago's favorite independent boutique, relaunched in December 2025 as one of the debut properties of Hilton's Outset Collection, the group's 25th brand.

The Midland, a Tribute Portfolio hotel, opened in January 2025 in a 22-story Beaux-Arts landmark on West Adams, restoring the building's original name after two decades as a W; L7 by Lotte brought South Korea's largest hotel group to North America in a converted 1912 hat factory on Wabash; and citizenM planted its modular flag in the Loop in 2025. Out by the airport, the Hyatt Centric Chicago O'Hare reopened in June 2025 after a $30 million rebuild — the only genuinely new product in the Rosemont corridor.

What opens next

IHG's first U.S. Ruby has arrived on the Magnificent Mile, converting the historic Inn of Chicago into 412 rooms with the brand's lean-luxury formula — the clearest sign that international soft brands now treat Chicago as a first-call market. Sports Illustrated Resorts is transforming 203 North Wabash — the 2015 tower that was the world's first Virgin Hotel — into an immersive sports-lifestyle property for 2027.

The gap remains the West Loop: Fulton Market became the country's densest restaurant scene inside a decade, yet hotel inventory never followed. That corrects in 2027 with The Neighborhood Hotel West Loop — 76 apartment-style suites inside a 1912 bank landmark, original vaults repurposed as coffee and cocktail rooms — and, on a bigger scale, Bally's 500-room casino hotel tower on the river. Until then, the honest play is a Loop bed and a ten-minute walk west to dinner.

THE TIO READ
The reviewer’s call

Our read: book the reflags, not the reservations of honor. The renovated Hyatt Regency is the best-value big-room product in the Loop right now, and the Ruby gives Mag Mile loyalists a genuinely new option at boutique rates. If your trip is culinary — and in Chicago it should be — stay where the Green Line meets Randolph Street and treat Fulton Market as your dining room; the district's own hotels arrive in 2027, and prices will follow them up.
