Sydney: The City, Tracked

Australia’s gateway at full international capacity: 42.54 million passengers, a record 17.17 million of them international, $34.7 billion in visitor spending — and the country’s strongest hotel rates on the thinnest pipeline. Eight studies, one hub.

The hotel landscape

Sydney enters the series as Australia’s front door and its tightest hotel market: 42.54 million airport passengers in 2025 (+2.7%), with international traffic at a record 17.17 million — above the pre-pandemic high — and Q1 2026 the strongest quarter in the airport’s history.

The visitor economy sets national records: 67.5 million visitors and $34.7 billion in spending in the year to March 2026, including a record $13.9 billion from 3.9 million international travellers — with China as the deepest gateway capacity and Vivid Sydney turning winter into a premium season.

The hotel market converts scarcity into leadership: Q3 2025 closed at 83% occupancy, $325 ADR and $269 RevPAR — the best of any Australian market (CBRE) — on limited new openings, with Capella and W (both 2023) still anchoring the top and Waldorf Astoria due in early 2027. In October 2026 Western Sydney International opens, making Sydney a two-airport city for the first time.
