Three landscapes — one destination

The clusters
Ummahat Islands

St. Regis (90 villas) and Nujuma Ritz-Carlton Reserve (63 villas). Flagship island luxury by seaplane. $1,500–3,300+ per night — books out first, 3–6 months ahead.

Sheybarah Island

Shebara — 73 steel overwater pod villas by Kengo Kuma, its own reef 30–40 metres off the beach. The destination's architectural icon, priced below the flagships.

Shura Island

The "heart" of the destination: Edition, InterContinental, SLS (2025–26), an 11-resort plan, golf and a 1.2 km bridge. $800–2,000 — the most flexible flagship cluster.

The Desert (inland)

Six Senses Southern Dunes and Desert Rock (50 villas + 10 suites) on the ancient trade route. Wellness + adventure from ~$1,200. "Sea + dune" in one trip — the sharpest contrast with the Maldives.

Amaala · Triple Bay

The 2026 wellness Riviera: Six Senses (July), Four Seasons (202 keys), Rosewood (110), Equinox (128), Nammos (110), then Clinique La Prairie. A 3,000 m² spa, yacht club, Corallium. Opening rates.

AlUla — one itinerary, a different destination

The "AlUla + Red Sea" combo: Hegra's heritage plus the sea in one trip, ~3 hours by road. The Kingdom's most sellable twin-centre product.
