The contextA pipeline with a bouncer at the door
Seychelles hotel development is the mirror image of the Maldives: no government land auctions, no volume targets — a controlled planning framework with environmental review that approved just 48 new rooms in the whole of 2025. The result is a pipeline measured in addresses, not in thousands of keys.
What is coming divides into three waves: newly opened (the product is already on the shelf), confirmed for 2026 (the season's buying opportunities) and renovations/repositionings (older keys coming back at higher rates).
Wave 1 · Just openedCheval Blanc Seychelles — the game-changer
The sixth Cheval Blanc maison opened December 1, 2024 on Anse Intendance, Mahé — on the site of the former Banyan Tree — and single-handedly repriced the destination's top shelf. Fifty-two villas by Jean-Michel Gathy (220–235+ sq m each, 13-metre private pools), five restaurants including Le 1947 gastronomic and Mizumi Japanese in the preserved Creole cottage, the country's first Guerlain spa, and the largest kids' club in the Seychelles. LVMH's arrival validated the archipelago as a peer of the Maldives for the very top tier — and gave Mahé a resort that competes with the private islands.
Wave 2 · Confirmed 2026The season's buying windows
- Fregate Island — reopening October 2026. The legend returns after a five-year rebuild: 14 private pool villas + 3 estates, solar-powered, conservation-led, on an island with seven beaches and 3,500 giant tortoises. The most anticipated reopening in the Indian Ocean this decade — see Issue № 02 for the shelf analysis.
- La Réserve Seychelles, Praslin — December 2026. Michel Reybier's first resort outside Europe: villas-only, low-volume, Geneva-grade discretion on Praslin's granite coast. Trade chatter suggests the project may launch under a new name — the product, not the flag, is the story.
- Meliá Eden Island — 2026. The group's first mixed-use project in the region: 120 keys + branded residences + rooftop bar over Eden Island marina and the St. Anne Marine Park. A different price point than the rest of this list — premium, not ultra — and the first branded-residence play in the country.
- Avani+ Barbarons Seychelles — refurbished (Minor Hotels). The Barbarons property on Mahé's west coast returned after a major renovation as the Avani flagship for the Indian Ocean — the mid-scale upgrade of the wave.
- Niva Labriz Seychelles — reopened (SLH). The former Labriz resort on Silhouette Island (111 villas, 93% national park) returned to the Small Luxury Hotels fold in 2026 after a full repositioning — the third island resort after Hilton and Labriz's earlier incarnation.
The pattern
Of five 2026 projects, three are reopenings or renovations. New-build land barely moves; existing stock gets reborn at higher rates.

October–December 2026 concentrates three opening windows (Fregate, La Réserve, Meliá) into one quarter. Introductory rates here will not be repeated.
Wave 3 · The watch listWhat may still be coming
- Canopy by Hilton Mahé (Anse à la Mouche). Signed in 2021 alongside Waldorf Astoria Platte Island — which opened; Canopy has not. 120 rooms and a beach-village concept; the project remains in the pipeline but without a confirmed date. Treat as 2027+.
- Branded residences. Meliá's Eden Island opens the category; Minor and Hilton both flag residential components as a regional strategy. Expect the next major announcements to carry a residential wing — it's the only model that passes the planning regime's density test.
What it meansSupply discipline as the rate floor
Compare the mathematics with the Maldives: Malé's atolls add thousands of keys a year and discount to fill them; the Seychelles adds dozens of keys and reprices upward. The carrying-capacity ceiling (400,000 arrivals; Issue № 01) makes this structural, not cyclical. For the traveller: waiting for a cheaper Seychelles is a losing strategy — the pipeline itself is engineered to prevent it. For the market: every project on this page lands at ADRs above the shelf it joins.

2026–2028 will not change how much Seychelles there is — only how much of it sits at the very top. Cheval Blanc has already moved the ceiling; Fregate and La Réserve will move the floor of the ultra segment.
For the traveller
Q4 2026 is the buying moment of the decade for this destination: three opening windows in one quarter, at rates that expire with the festive season. After that, the shelf only gets more expensive.
For the market
Watch La Réserve's name and Cheval Blanc's Year-2 pricing. If the new top shelf holds its rates through the 2026/27 season, expect a renovation wave across Mahé's incumbent five-stars.
