The Seychelles private-island shelf divides cleanly into four tiers — by price, by logistics and by what the money actually buys.
- The Legends — from ~$3,000–5,500/night. North Island (11 villas) and Fregate (14 villas + 3 estates from October 2026). Conservation-led, buy-out capable, the addresses that built the category. Full island takeovers from the mid-five figures per night.
- The Branded New Wave — from ~€1,600–2,600/night. Six Senses Zil Pasyon on Félicité (30 pool villas, from €1,625) and Waldorf Astoria Platte Island (50 villas, from ~€2,100–2,600). Global brand service standards on whole-island footprints — plus points redemption at Platte.
- The Small & Serious — from ~€2,800/night. Cousine (4 villas + 1 presidential, buy-out from €16,000/night for up to 12 guests) and Denis Private Island. Maximum seclusion per square metre; the connoisseur's tier.
- The Outer Atolls — on application. Alphonse, Desroches (Four Seasons), Astove, Cosmoledo. Fly-fishing and diving outposts where the wilderness is the product.
The eventFregate returns — October 2026
The season's defining event: after a five-year transformation, Fregate Island reopens in October 2026 with just 14 private pool villas and three estates across 2.19 sq km — roughly one villa per beach on an island with seven. Some 3,500 Aldabra giant tortoises outnumber guests many times over; Anse Victorin remains one of the most decorated beaches on the planet.
Pre-reopening reference pricing ran ~$3,500–5,500 per night full-board, helicopter transfer from Mahé (20 minutes) at roughly $400–600 per person return. Whole-island takeover — all villas, staff and estates — is priced on application.
The opportunity
Reopening windows are the only moment this category discounts. Introductory rates for October–December will not survive the first festive season.

Book with written confirmation of operational facilities. Fregate's phased-reopening history (2023–2025) taught the market to verify, not assume.
The benchmarkNorth Island — the reference point
Eleven villas, the benchmark against which every Indian Ocean private island is measured: tighter service delivery than Fregate historically, comparable nightly rates ($3,000–5,000 per villa), and the original "conservation as luxury" model — the Noah's Ark restoration programme that turned a former copra plantation back into native forest. If Fregate is more serious, North Island is more polished; the choice is a matter of what you optimise for.
The value playWhere the market actually negotiates
Three honest levers exist in a market that otherwise holds its price:
- Points at Platte. Waldorf Astoria is the only private island in the country bookable on loyalty currency: award nights from ~130,000 Hilton Honors points — bought at 100%-bonus sales, a €2,800 villa night can cost under $650 in points terms. The single best arbitrage in Seychelles luxury.
- Long-stay formulas at Zil Pasyon. Six Senses runs recurring 5-for-4 structures and shoulder-season specials; villas from €1,625 with breakfast are the category's entry ticket.
- Buy-out economics at Cousine. From €16,000/night for the entire island (up to 12 guests): at full occupancy that is ~€1,330 per person — Legend-tier exclusivity at Branded-tier per-head cost, for a group that travels together.

Autumn–winter 2026/27 is the most interesting season in this category in a decade: the legend reopens, the branded wave is two years mature, and the small islands hold their quiet advantage.

Move on Fregate's opening window now. Otherwise: points at Platte, formulas at Zil Pasyon, buy-out maths at Cousine. Book festive dates 9–12 months out — supply physics allow no exceptions.
For the market
Watch whether Fregate's relaunch reprices the whole Legend shelf — North Island historically follows. The carrying-capacity ceiling means every new key comes at the top of the market.
