The Scarce-Supply Premium

Sydney’s hotel story is written by what didn’t get built: the top end led every Australian market in Q3 2025 — 83% occupancy, AUD 325 ADR, AUD 269 RevPAR — on a pipeline so thin CBRE names “limited new openings” as the market’s engine. The next flag to land is Waldorf Astoria, in early 2027.

The wave that already landed

Sydney’s luxury supply step-change happened in 2023, and the market is still digesting it: Capella Sydney opened in the sandstone Department of Education building above Circular Quay — 192 rooms in a heritage conversion that re-anchored the city’s top end — while W Sydney arrived in Darling Harbour with the harbour’s boldest new architecture, a twisting ribbon tower. Crown Sydney at Barangaroo (2020) had already reset the skyline beforehand.

Since then the city has added selectively, not voluminously: the Eve Hotel in Surry Hills (2025) and refurbishments such as Adina Darling Harbour’s 2026 revival keep the stock fresh without flooding it. The result is CBRE’s Q3 2025 scorecard: Sydney led every Australian market with 83% occupancy, $325 ADR and $269 RevPAR — “strong events and limited new openings” in the analyst’s own words.

August 2025 showed the ceiling: the British & Irish Lions tour and the Sydney Marathon pushed occupancy to 84.4% (+8.7%), ADR to $285.71 (+14.9%) and RevPAR up 24.9% year-on-year — with the marathon-eve Saturday at 95.1% occupancy and $414.96 ADR (STR).

What’s next: the harbour’s first grand dame

The pipeline’s flagship is Waldorf Astoria Sydney — Australia’s first — opening in early 2027 at One Circular Quay: a 28-floor Kengo Kuma-designed tower of 220 rooms including 41 suites and a double-height presidential suite, sharing the site with Lendlease’s luxury residences and looking straight across the water at the Opera House. Interiors are by BAR Studio, the team behind Capella Sydney.

The honest framing for this page: Sydney is not an openings market, it is a scarcity market. Owners win by holding rate on constrained supply while events — Vivid, the marathon, Lions tours, the 2026 season of major draws — do the demand work. Track ADR, not keys.

THE TIO READ
The reviewer’s call

Sydney is the purest scarcity trade in the series: buy the top end before Waldorf Astoria’s 2027 opening re-marks the whole Circular Quay bracket upward. The tell to watch is Vivid Sydney weekend pricing — if winter festival weekends keep printing ~90% occupancy, every preceding spring will re-rate.
