TASHKENT NEW OPENINGS

The pipeline: a JW Marriott, a satellite city and the largest airport site in Central Asia

Late 2025 brought Uzbekistan’s first luxury Marriott — 287 rooms inside Tashkent City Mall. East of the capital, New Tashkent commissioned $1 billion of infrastructure in a single October 2026 ceremony and launched $2.5 billion more, while the $2.5 billion replacement airport is under construction for late 2030.

The hotel flag moves upmarket

JW Marriott Hotel Tashkent, opened in late 2025 with 287 rooms, multiple restaurants, a spa and over 1,200 m² of event space, is the first luxury-branded Marriott property in Uzbekistan and anchors the Tashkent City Mall mixed-use complex — home to the country’s largest retail and entertainment podium. It joins the InterContinental Tashkent (216 rooms, opened 2023 in the Trilliant Business Park, the country’s first LEED Gold building) in a luxury tier that did not exist five years ago. The next flag is already zoned: the Metropolis business complex in New Tashkent includes a hotel within its 818,000 m².

New Tashkent: the city being born next door

Three years into construction, New Tashkent has absorbed more than $2 billion and is entering its commissioning phase: in October 2026 the president opened seven facilities worth $1 billion — the first phase of the Sharq Bahori residential complex (7,000 apartments), a $73 million trigeneration plant serving 100,000 households, a $95 million substation, the Chamber of Commerce building, the Sohil Bog‘i waterfront park and a 2,000-place school — and launched ten projects worth $2.5 billion, including the Deep Tech Park industrial zone and the 818,000-m² Metropolis business city. The National Library is 90 percent complete. The connective tissue is under construction too: a 21-km metro line from Do‘stlik (first phase end-2026) and a 10-km road with a bridge to the 4R12 highway. Phase one totals $50 billion across 6,000 hectares.

THE TIO READ

No metropolis in this series is building its own twin. New Tashkent is simultaneously a real-estate play, a state-capacity demonstration and a pressure valve for a capital of three million. The commissioning cadence in October 2026 — $1 billion opened, $2.5 billion started, one ceremony — is the proof-of-life the project needed. The hotel market implication is simple: every new ministry, university and office tower there books room nights in the old city until the new one has its own beds.
