TBILISI NEW OPENINGS
The Telegraph opened in September 2025 in the 1964 post office on Rustaveli — 239 keys, seven restaurants, the region’s first Leading Hotels of the World flag — while Radisson Blu Central Park Towers is due in 2026 on Kazbegi Avenue.
Tbilisi’s signature move — converting monumental Soviet concrete into hotels — reached its peak with the Telegraph: Silk Development took the 1964 Post and Telegraph building on Rustaveli Avenue, gave the interiors to Neri & Hu, and opened in September 2025 with 239 rooms, seven restaurants and bars, a jazz club and the first Rolling Stone rooftop bar of a planned global chain. It is the first property in the region to join The Leading Hotels of the World. The line it extends is a decade deep: Rooms (2012) put the city on the design map, Stamba (2018) proved the model, the Biltmore tower (2016) added the glass.
The branded ledger keeps filling. Paragraph Freedom Square — 151 rooms and 69 suites, Georgia’s largest hotel spa, five restaurants under a Michelin-starred chef — opened in November 2023 as The Luxury Collection’s Georgian debut and remains the city’s rate-setter. Next in line is Radisson Blu Hotel, Tbilisi Central Park Towers on Kazbegi Avenue, listed by Radisson for a 2026 opening. Behind the flags, Galt & Taggart counts a Tbilisi room pipeline growing at 4.6% a year through 2029 — slower than the 6.2% of the boom years, but still the deepest pipeline in the Caucasus.
THE TIO READ
The Telegraph is the tell: when a market can fill 239 design-led rooms on Rustaveli in its first autumn, the bottleneck is no longer demand — it is differentiation. Watch whether Radisson Blu Central Park Towers opens on schedule; a slip would say more about the rate environment than any survey.
