TEL AVIV NEW OPENINGS
Seventeen luxury projects are announced for Tel Aviv: Six Senses takes five 1909 heritage houses plus a 42-floor Rothschild tower for 2027, Nobu readies its boutique debut — while the promenade’s last big opening, The David Kempinski, is already the rate leader.
The flagship of the pipeline is Six Senses Tel Aviv at Rothschild 10: five preserved 1909 heritage buildings stitched to a new 42-floor LEED Platinum tower, 140 rooms and suites plus 55 branded residences, a sky pool on the 17th floor and a two-floor spa. First announced for late 2025, the opening has slipped to 2027 — the delay read by the market as financing caution, not doubt: branded residences on Rothschild are the safest luxury bet in the country.
Nobu leads the boutique wave with its Tel Aviv debut among the 17 luxury projects announced for the city (November 2025 count). Isrotel — 26 hotels, 5,228 rooms — is working a 13-project pipeline, nine in Israel and four in Greece and Italy, with the Port Tower by Isrotel Design already open; Fattal is expanding across Tel Aviv, Jerusalem, Herzliya and Ramat Gan. Until any of it lands, the promenade benchmark stays The David Kempinski (2022), which opened into the toughest market in the country’s history and took the rate crown anyway.
THE TIO READ
Tel Aviv’s pipeline is finally catching up with its rates. If Six Senses lands in 2027 with the residences sold through, the city gets its first true global-flag wellness resort — until then the Kempinski keeps the crown by default, and the 17-name list is a watch list, not a threat.
