Bunkhouse moves in, the convention district builds up

Houston's hotel cycle runs on two tracks: Austin's cult brand Bunkhouse planting two boutiques in the historic neighborhoods — the 71-room Saint Augustine and December's 49-room Hotel Daphne in the Heights — while downtown adds rooms around a convention district expansion designed to pull in 337,000 new group room nights a year.

The boutique wave

Bunkhouse, the Austin brand that made Marfa cool, chose Houston for its biggest test: Hotel Saint Augustine opened first in the Museum District — 71 rooms scattered across 2.2 acres around a circular heated pool, steps from The Menil — and Hotel Daphne followed in December 2025 in the Heights, 49 rooms with an aperitivo restaurant led by a two-time James Beard nominee. The Marlene, a nine-key inn inside a 1900s Montrose mansion, completes a trio that finally gives Houston's oldest neighborhoods hotel keys of their own.

Downtown, the cycle is convention-shaped: the 221-room Home2/Tru dual flag opened in March 2025 four blocks from the George R. Brown; the 275-room Holiday Inn Express/Staybridge tower at 1319 Texas Avenue followed in April 2026 with a 20,000-square-foot amenity deck; and the JW Marriott is absorbing the historic Battelstein's department store to reach 384 rooms and 24,000 square feet of event space in early 2026. A 140-key Canopy by Hilton is next, in the 1913 Scanlan Building.

Built for the big tent

The driver is the George R. Brown's north-side expansion, led by Hines: a project city hall expects to add more than 337,000 group room nights a year and lift downtown occupancy nearly five points. The district already leans on the 1,200-room Hilton Americas with its skybridge, the 1,000-room Marriott Marquis and its Texas-shaped lazy river, and the 960-room Hyatt Regency — and planners now want a new 800-room headquarter-style hotel to close the package.

Away from the tent, the luxury tier is filling in its own way: The Greenleigh brings 299 rooms to River Oaks' West Loop edge, and The Birdsall — the refined, residential-scale counterpoint from the team behind Hotel Saint Augustine — follows later in 2026. Houston's hotel map is finally acquiring the neighborhood texture its restaurant scene has had for a decade.

THE TIO READ
The reviewer’s call

Our read: Houston's best new stays are where Houstonians actually live — book the Daphne or Saint Augustine for the neighborhoods, and save downtown for convention weeks only, when the GRB expansion math will do the pricing for you. The World Cup summer taught the market a lesson in supply: hotel revenue rose 15% while occupancy fell, meaning rates, not rooms, carry the risk. Book refundable; Houston deals appear inside thirty days.
