The rate board · São Paulo
November 2025 was the first month in São Paulo hotel history with ADR above R$1,000 — R$1,025.95, up 26.5% year over year — on occupancy of 74.3%, the highest since 2011. A business-travel city learned to price like an events city, and the rate board never came back down.
São Paulo’s 2025 rate curve reads like an event calendar rendered in revenue per room. September: NFL’s first Brazil game (Chiefs–Chargers) spiked ADR to R$964.24, the Beer Festival hit 87.5% occupancy, and the month closed at a record R$831.02 (+15.6%). November: the Grand Prix held ADR above R$1,000 for seven straight days, with race-Friday at R$1,699.90 and 93.6% occupancy the night before — both metrics all-time highs. July 2026 then set July records (ADR R$706.65) on AI Summit and trade fairs alone, no spectacle required.
The structural shift is that the baseline rose, not just the peaks. Full-year occupancy ran near 64% with ADR compounding double digits, because São Paulo’s demand stack — corporate weekdays, congresses at Anhembi and Expo Center Norte, medical travel, the events weekends — no longer has a dead season. Gastronomy anchors the spend: the city’s restaurant scene (D.O.M., Maní, a Japanese-Brazilian ecosystem without equal in the hemisphere) converts business trips into long weekends.
At the top, the new flagships price globally: W São Paulo from ~$480, Rosewood and Fasano well above, Palácio Tangará holding the resort-in-the-city niche in Morumbi. The mid-market repriced too — branded three- and four-star stock along Faria Lima and Paulista now sells corporate rates that would have been suite money in 2019, which is precisely what the 133-project Brazil pipeline is underwriting.
The visitor-economy ledger is national but the capture is local: international tourists spent $7.17 billion in Brazil January–November 2025 (+8.4%), São Paulo’s Carnival alone generated R$3.4 billion, and the Grand Prix weekend is a ~R$350 million injection. The risk to the rate board is supply: if the 2026–27 opening wave lands together, São Paulo tests whether its events calendar is deep enough to absorb rooms at the prices developers promised B3 investors.
The TIO Read: São Paulo is the rare market where ADR records are set by a logistics chain — F1 freight, NFL charters, congress rotations — rather than by beach season, which makes its rate board the most defensible in South America. The reviewer’s call: buy the events, not the dates — a São Paulo room on a random Tuesday still trades below its global peer set, so the play is off-week luxury (Rosewood, Tangará) at corporate-era prices; for owners, watch 2027 supply: the city priced the pipeline on a 74% November, and Novembers only come twelve times a year.
